How many vendors
is your job?

Tick the trades your job touches. Most repairs turn out to involve more than the one you were about to call.

04The difference

One problem.
Multiple vendors.

A damaged storefront entrance is glazing, metal, electrical and painting — and every one of them is a separate relationship to open, manage and reconcile.

Managing it yourself
  • Source and vet each contractor separately
  • Chase quotes on mismatched timelines
  • Build the schedule yourself and hope it holds
  • Referee when trades arrive out of sequence
  • Reconcile a stack of invoices in different formats
  • Track a deficiency list per trade
  • Absorb the blame when one trade no-shows
With Daluco
  • One call
  • One quote, itemized by scope
  • One schedule, sequenced correctly
  • One supervisor on site
  • One invoice, coded to your property
  • One close-out package
  • One person accountable — by name
05Our process

How we work.

Every job follows the same seven steps, so there's never a stage where you have to ask us where things stand.

01

Site assessment

We attend, photograph the condition, identify every trade actually involved, and confirm the scope back to you in writing before anything is priced.

02

Quote

A rough order of magnitude first when you need a number fast, then firm itemized pricing once we've walked the site — labour, materials, equipment and disposal separated. We tell you which one you're getting, and when.

03

Scheduling

We confirm dates, secure the trades, book lifts and equipment, and arrange access around your operating hours, not ours.

04

Execution

Trades sequenced and supervised on site. You get progress updates as the work moves, not a phone call once something has already gone wrong.

05

Quality review

We walk the work before you do. Deficiencies get identified and corrected by us, not discovered by you three weeks later.

06

Documentation

Photo record, scope confirmation and close-out summary delivered together, in a format you can forward or file without rewriting it.

07

Invoice

One itemized invoice referenced to the site and your PO, structured for your accounting workflow.

What we've put right.

Small jobs, judged the way the client judges them — by whether the problem went away and how much of their week it took.

A dark sign, lit again in one visit.

A quick-service restaurant's fascia sign had gone out. We booked boom truck access, serviced the sign and had it re-illuminated in a single visit, scheduled outside trading hours so the restaurant never stopped serving.

A branch that still reads at night.

Illuminated channel letters and a logo feature on a financial branch. Signage work only passes at night, so we verified the letters lit clean and even after dark before calling it complete rather than signing off in daylight.

A colour that no longer exists, matched.

Challenge

A damaged aluminium fascia panel on the roofline was visible from the parking lot and the main road. The original was a discontinued custom colour, so an off-the-shelf replacement was never an option — and a visible mismatch on a brand-standard storefront was not acceptable.

Approach

We removed the damaged panel and took it to a fabricator as the physical colour and dimension reference. A matched sample was produced and issued for written approval before fabrication began. Once approved, the panel was manufactured to the original dimensions and we coordinated the lift, access and install.

Result

The replacement matched the existing cladding with no visible transition. The building stayed fully operational throughout — no closure, no lost trading hours, no second visit. The client approved one sample and then saw a finished building.

07Close-out

What we hand back.

Every job closes with a record you can file, forward, or defend in a budget meeting.

Existing condition, photographed before any work begins

Progress record showing what was opened up and what was found

Completed work, issued with the close-out package

Scope confirmation

Written scope agreed before pricing, so nothing is disputed afterward.

Cost breakdown

Every line separated and coded to your property and PO.

Observations

Conditions we noticed on site that you'll want on next year's budget.

08Get in touch

Let's talk about
your next one.

Send us the problem — a photo and an address is enough to start. We'll attend, scope it, and come back with itemized pricing — and a rough order of magnitude first if you need a number fast.

Serving Toronto, North York, Vaughan, Richmond Hill, Markham and Newmarket.

Have photos of the problem? Email them to projects@daluco.ca and we'll match them to your request. We reply to every enquiry, and nothing here is shared outside Daluco.
