Questions property
managers actually ask.

If yours isn't here, ask directly — we'd rather answer it than have you guess.

Do you handle jobs with more than one trade involved?+
That's the core of what we do. Most commercial repairs touch two or three trades whether or not that's obvious up front — a damaged storefront might be glazing, cladding, electrical and painting all at once. We scope the full job, coordinate every trade involved, and invoice it as one job rather than passing you between separate contractors.
How fast can you get me a quote?+
We can usually give you a rough order of magnitude quickly if you need a number fast — often the same day we see photos and an address. Firm, itemized pricing follows a site visit, since we don't price commercial work without seeing the actual condition first. We'll tell you which one you're getting and when.
What areas do you service?+
Toronto, North York, Vaughan, Richmond Hill, Markham and Newmarket. If your property is just outside that area, ask — we'll tell you plainly whether it's workable rather than quoting a job we can't service well.
Are you insured and WSIB registered?+
Yes — WSIB clearance is available on request, and we're HST registered. If your property management agreement requires proof of clearance before work starts, we can provide it as part of the quote process.
Do you work in occupied commercial buildings?+
Most of our work happens in occupied buildings — that's the normal case for property and facility managers, not the exception. Scheduling around your operating hours, containment for dust and noise, and minimizing disruption to tenants are part of how we scope every job, not an add-on.
Can you handle emergency or urgent repairs?+
For urgent mechanical, electrical or life-safety issues, contact us directly by phone rather than the web form — we'll tell you honestly how quickly we can respond based on the trade and your location.
Do you provide a written scope before starting work?+
Always. We confirm the scope in writing before anything is priced, and again before work begins, so there's no ambiguity about what's included when the invoice arrives.
How does invoicing work?+
One itemized invoice per job, referenced to your site and PO where applicable, structured to slot into a standard property management accounting workflow rather than requiring you to reformat it.
Is there a minimum job size?+
No official minimum, but very small single-trade repairs may be better served by a specialist directly. If your job is small enough that we're not the right fit, we'll tell you rather than take it on anyway.
Do you subcontract the work, and who's accountable if something goes wrong?+
We coordinate a network of trades rather than employing every trade directly — that's how multi-trade coordination works industry-wide. What's different is accountability: one person at Daluco is responsible for the job start to finish, by name, regardless of which trade is on site that day.
